How it is calculated

Prorated rent is the share of the monthly rent that covers the days you actually occupy: rent per day × number of days. It comes up whenever a tenancy does not begin on the first of the month or does not end on the last. The only real question is how the daily rent is determined – and there are three common ways to do it.

The three methods

Days in the month: monthly rent ÷ the calendar days of that month (28 to 31). 30-day month, also called the banker’s month: monthly rent ÷ 30, whatever the calendar says. Yearly method: monthly rent × 12 ÷ 365 (366 in a leap year). In every case the daily rate is then multiplied by the days occupied.

Worked example

Moving in on the 20th of a 31-day month: the 20th to the 31st is 31 − 20 + 1 = 12 days. With a monthly rent of 1,200, the actual-days method gives 1,200 ÷ 31 = 38.71 per day and therefore 464.52. The 30-day month gives 40.00 per day and 480.00, the yearly method 39.45 per day and 473.42. In a 28-day February the order flips: ten days cost 428.57 by actual days but only 400.00 with a 30-day month.

Frequently asked questions

How do you calculate prorated rent?

Divide the monthly rent by the number of days in the month and multiply by the days occupied. For 1,200, 31 days and 12 days occupied: 38.71 × 12 = 464.52.

Should I use 30 days or the actual days in the month?

Both are used. What matters is what the lease says; if it is silent, billing by the actual calendar days is common. The calculator shows every option side by side.

Does the move-in day count?

Usually yes: rent is owed from the day the home is available to you. From the 20th to the 31st that is 12 days, not 11.

What is the yearly method?

The annual rent is divided by 365 days, or 366 in a leap year. Every day of the year then costs the same, however long the month is.
